You know the price of properties in Singapore, but you may not realise all the extra costs that come with transport and accommodation.

Since BAYU packages are all inclusive, we've done some simulations to show you how we stand against living in a condo in Singapore (make sure to turn the sound on).

Apartment

The apartments have 2 or 3 bedrooms. One of the rooms will have a video projector with a sound system, and a TV box to access services like Netflix, Amazon prime, etc.

One of the advantages of the Plus package is that the cinema room features a 4K video projector and 5.1 sound system, compared to a full HD projector and stereo soundbar included in the Standard package.

The room contains a sofa bed and a desk, making it also a guest room or home office.
It means that your package includes all the utilities, and more: electricity, water, internet (fiber) is included in the price. But that's not all, you also get a Netflix, Amazon Prime and Disney+ account.
For a Plus package, you get the 4K plan to get full advantage of your 4k projector. For a Standard package, you get a full HD (1080p) plan.
Yes, the living room also features a sofa and a flat screen TV.
The weekly cleaning is 4 hour, typically 2 hours with 2 cleaners. It can be scheduled when you are at home, or we can arrange to open the apartment for them if you're at work.
Yes, the apartment will have a fully furnished kitchen (fridge, stove, hood, microwave oven), a washing machine with dryer. The living room will have a sofa, TV and dining table. There will be a bed in every room.

We provide what is needed to live in, but we give you the flexibility to decorate as you wish.
There will be a deep move-in cleaning before you get the keys.

On top of what is listed above, we add some extras to perk up the place, which will be brand new when you move in, to give you the feel of entering a new place:

  • rugs
  • sofa covers

BAYU packages

With a Plus package, you have your own car to drive around JB. With a Standard package, you are sharing a car with up to 4 other units.

The Plus package comes with a 4K projector and 5.1 sound system, compared to full HD projector and stereo soundbar for Standard.
Yes, the difference between the One and Two packages is about the transport to and fro work, not the number of people living in.
Yes, but be aware that in case you both need transport on the same day, you won't be able to commute at the same time (see Transport section)
Yes. However, the Bayu One Standard package has only 2 bedrooms, and one is the cinema room. It is therefore not ideal for two persons living in two different rooms.

Transport to and from work

We will be stringent on security. It means no weaving, no going in between moving cars, strict respect of speed limit and driving rules. Any negative feedback from our client will get our immediate attention and we will monitor the speed through the on-board GPS device.

More importantly, all our drivers will go through defensive riding training (see next)
Defensive riding is a set of safety techniques designed to minimize the risk of accidents by being constantly aware of your surroundings, anticipating potential hazards, and making proactive decisions to avoid collisions. This approach focuses on the rider taking responsibility for their own safety, rather than relying on others to drive or ride safely, by being vigilant for dangerous situations and preparing to react to them.
No, we will provide a brand new helmet for you.
You will have a 2-part rain suit: a kind of apron to cover your legs and feet, and a poncho to cover your head, arms, and torso. You'll be able to stay dry even through the very heavy rains we can have in SG.
Each scooter will have a box attached to the back. You can keep your helmet inside so you don't have to carry it to the office, and you can use it to store your bag during the ride.

It also serves as a back rest so you can seat back comfortably. We will also provide a phone holder to attach to your wrist so that you can use your phone securely without the risk of dropping it on the road.
The transport we are offering is not a scooter hire service. When you take a contract with us, a scooter will be purchased exclusively for your usage. You will therefore always have the same scooter. You will be able to leave your helmet and rain suit in the scooter box, knowing that only you will be using them. If you chose a 'Two' package, then two scooters will be purchased.
We're offering 5 credits a week so that you're covered if you need to go to the office 5 times a week. If you don't, you can pretty much do whatever you want with the remaining ones.

For instance, you can choose to go visit friends and family back in SG on the weekend. You can also ask a friend to come over: we will pick up and drop off your friend at the time and place of your choosing. Unless your friend has one, he/she would have to use your helmet. We can provide hair cover for hygiene purposes.

Do note however, that the transport credits are for the scooter allocated to you. So if you want to invite a friend on a Friday and you are also going to the office on Friday, then your friend will have to wait til you're back in JB before we can go and pick him/her up in SG.
Going out with colleagues after work? No problem. Provided you give us a little bit of advance notice, we can accommodate a new time and place for you.
We won't put you in a position where you cannot attend an event because it ends too late for you to return to JB.

This being said, we also have to take into account the well being of our drivers. We haven't finalised the schedule, but it's likely we will set up a system of driver compensation if you request a return particularly late. The fee would be proportionate to how late the return is, and in any case, very reasonnable.
It can be arranged, but it will come with a fee. Also, it can only be done with your assigned scooter.
Our apartments are in Iskandar Puteri, which is very near 2nd-link, that connects JB to Tuas. After crossing the border, Tuas to Changi takes 45min with no traffic, which means a very long ride, twice a day.

There are several factors to be considered, particularly how many times a week you need to go to the office, but we can say that our service is extremely convenient if you work in the West, convenient if you work in the North/Central area, but not very convenient if you work in the East.

Car

We allocate one car for 5 units. The car will be in the parking lot of the condo. You can access the booking service from our website and book a car on the spot if there is one available.

If you need to be sure to have a car available on a particular day, you can make an advance booking. You will have "coupons" for advance booking:
  • weekdays evening (Sunday to Friday, 7pm onwards): once a week
  • Saturday all day: once a month
  • Sunday til 7pm: once a month
For example, you can use the coupons to do supermarketing every Wednesday, or to book a trip to Desaru from Friday to Sunday.
Whether it's the Standard or Plus package, we take care of everything with regard to the car. If the car is dirty, or you notice any malfunction, just let us know, and we'll take care of it.
We are covering the cost of petrol for usage within Johor Bahru. So a trip to Desaru is fine, but if you're planning a KL trip, we will ask you to pay for petrol.
No. The car will be registered in Malaysia, and it is an offense for a Singaporean or PR to drive in Singapore a car not registered in Singapore.

Life in Johor Bahru

To cut through the myths, we'll give a definitive yes.

Like in any city (even Singapore), there are crimes. But the chance of a Singaporean being a victim of crime in JB is actually very low. Probably the best proof of that is that Singaporeans made over 11 million visits to JB between January and July of 2025. That's over 300,000 Singaporeans every weekend and more than the number of tourists who visited Singapore during the same period!

So ask around your friends or colleagues who have actually been to JB recently and they will likely confirm it.
Even more so. Like most cities, there are neighborhoods that are safer than others. Iskandar Puteri and its neighbor Bukit Indah, are definitely "good neighborhoods". Bukit Indah is actually very popular with Singaporean retirees.

Another reason is that security is taken very seriously in Malaysia. To enter your apartment, coming back from work, the scooter will need to go through a security guard house, manned 24h/day. Then you will have to tap your access card to enter the building, where a security guard resides 24h/day as well. The guard will take receipt of your parcel or food delivery, because the lift is also restricted: only residents or their registered guests can access the lift, which is also controlled by access card.
JB has changed quite drastically over the last decades. The vast majority of the tourists are actually Singaporeans and the city has transformed itself to satisfy what Singaporeans like.

So it won't be a surprise that there is a very wide choice of eating and shopping to be done. In terms of food, it's certainly no longer just the cheap local eateries. You'll also find plenty of hipster cafes, cuisine from all around the world, from high-end Japanese to French fine dining.

In terms of shopping, there are a number of modern shopping malls that will make you forget you've left Singapore.

If you're more into physical activity, you won't be disappointed either. Ice skating, wall climbing, roller skating rink, adventure parks, go-kart, you name it. You've also got plenty of choice for golf courses, and if you want to try out surfing, Desaru is just one hour drive.
In Mercer 2024 cost of living ranking, Singapore was no 2 out of 226 cities. Johor Bahru barely made it to the list, at no 214, behind Lusaka, capital of Zambia, in Southern Africa. To give an order of comparison, London was no 8 and Bangkok 129.

A product in JB often costs a fraction of its Singapore price. But the quality is here too; for instance, the nearby AEON mall has a large supermarket that can certainly stand comparison with any up-market ColdStorage, and you could find there a very large range of (inexpensive) organic products or Australian Wagyu beef.

To make it simple, the cost of living in JB means getting higher quality and still saving money. Here are some examples. In JB, it is cheaper to get...
  • an IMAX movie ticket on the weekend compared to a standard movie ticket on a weekday in SG
  • a set lunch in a small restaurant compared to a main dish in a foodcourt in SG
  • a taxi ride to a nearby place compared to bus tickets for two in SG

Administration

We understand there can be some apprehension at committing to a life out of Singapore, so the contract is only one year, renewable, with 2 months deposit, and rent payable at the beginning of the month.
No, just the deposit and payment beginning of month.

Johor has a lot of tenant related fees, like utility deposit, tenant agent fee, rental agreement fee, tenant renewal fee, etc. We don't ask any of such things.
You could live without either, but it's more convenient if you have them.

We will explain to you the advantages, and also give you the "not advertised" info, like how to open a bank account if you're a foreigner or how to get an eSim for a prepaid card.
Technically, each time you enter Malaysia, you get a 30-day social visit pass. A social visit pass, by definition, means anything that is not related to employment or business. So you could simply travel across without any particular visa. Many Singaporeans actually do it.

However, to avoid any issue, we will apply for a professional visit pass (PVP) for you. The PVP will give you an official right to stay in JB, as long as you maintain employment in Singapore.
No, we will handle that for you. We will get the necessary documents from you but we will liaise with the relevant authorities on your behalf.
The revenue gained from overseas are not taxable in Malaysia, so you'll pay your tax and CPF in Singapore as per normal.
You cannot just rent a van and bring your things from SG to JB. What you bring in must be declared and go through an import procedure. We will help you with that, putting you in contact with trusted moving companies and dealing with the administration.

It depends how much you need to bring in, but the cost is very reasonable. If you only have a few cartons, we may even cover the cost.
Whether it can be allowed would depend on the pet.

If it is possible, bringing a pet is a complicated procedure. You would need an export license for Singapore and an import license for Malaysia, with a number of veterinarian checks and vaccines.
